Here at All The Best Real Estate, we have been very fortunate to help many people through the late spring and early summer of this year. But make no mistake: The dead of winter and early spring were problematic for both buyers and sellers alike. One reason we have had such success may be that, as a business (“way back when”), we offered full-color brochures curbside for a full four years before the rest of the industry decided it was a good idea.
I also decided in 2004 that I am committed to never representing another seller, regardless of the type of property, without creating a custom video offered at no charge to him in order to help others decide whether making a delightful trip to this area is worth their time since most of our buyers come from the north and east.
I was never so naïve as to believe someone might buy from a video, but what I have learned to be true is that if they don’t see something on their screen that piques their interest and motivates them to make the trip, I have just saved them and me about three hours of our lives.
And finally, since 2004, I have never written a representation agreement with the buyer or a seller without it getting this one clause:
* * * * Either party may cancel this agreement, except for commissions already earned, by simply giving notice of such intent in writing to the other party.* * * *
Like any relationship, business or personal, we share an effort because each person benefits from the other person’s role. But if we don’t believe in and trust one another, just as in real life, we each need to shake hands and move on with our lives. In my entire real estate career, I’ve only ever been fired twice, and I have fired two parties. But no one who has ever been involved in a relationship with me in a real estate transaction has ever felt handcuffed by a piece of paper.
